Procurement of a development on a redundant sports field.
On the face of it it appeared most unlikely that planning consent would be granted for any development on this site. It was allocated in the Local Plan as recreational green space, it is on a flood plain, the trees were protected by a TPO and there were highways difficulties. In addition it was known that Sport England would strongly object in view of their policy to protect sporting land.
The proposal is to develop the site for a Hotel, Public House and a Centre of Excellence for Bowling involving the relocation of the Chester Road Bowling Club into a new indoor and outdoor facility..
A planning application has now been submitted after an extensive pre application consultation process with all the statutory bodies together with the planning authority and a public consultation exercise.
We are optimistic that consent will be granted and that the development can proceed in 2008.
Philip Kings role has been to act as development adviser and coordinator with a specific task of delivering a detailed consent acceptable to three diverse operators and which will be acceptable to all the authorities.
In addition development agreements have been negotiated with the purchasers and their funders together with helping the bowling club overcome difficulties in selling their existing site for development. The funds fromthis sale are critical to financing the new project.
